BPC CONSTRUCTION SUMMARY 04/15/2011

Gary Johnson has been working with Dick Hagemeister and several other members of Zion to determine both a cost effective and a manageable approach for the implementation of the proposed building project.

The overall approach recommended recognizes the talent of the congregation, the proven willingness of the congregation to contribute that talent as well as the limitations of their talent given the complexity of the project.  The approach also recommends that we turn first to Zion’s members when looking for contracted services.

The Construction Manager function will be done by a member of Zion. The construction manager is the person in charge of all construction activities and decisions. Gary Johnson has volunteered to be the construction manager at no charge.

The Education addition is relatively simple construction.  It is well suited for Zion members to contribute the bulk of the labor as volunteers at no charge. The administration and sanctuary additions are more complicated primarily due to the height of the roof and are not well suited for volunteers.  All labor for the administration and sanctuary additions will be contracted for at a charge.

All specialized activities such as excavation, concrete, drywall, siding, mechanical, plumbing, and electrical will be contracted for at a charge and will not be done by volunteers.

Given the approach called out above, the cost of the construction is estimated to be:

Education                   $ 306,400

Administration            $ 314,600

Sanctuary                   $ 106,800

Geo Thermal               $ 148,300

Total Project Cost       $ 876,000

Using Zion volunteer labor provides a real savings of $127,000.  If all labor were contracted, the total cost is estimated to be over $1,000,000.

There is a 10% contingency included in the estimate.

The project estimates DO NOT include the cost of insurance, funding or financing.  Also the estimates DO NOT include the cost of furniture, computers, cabinets, mirrors or pews.
